Prudent Growth Partners, LLC, a Chapel Hill, NC based private equity real estate firm, has completed its $8 million purchase of Military Plaza, a neighborhood shopping center located at 1426-1528 Military Road in Benton, AR.

Built in 1985, the property boasts a strong group of mainly national, e-commerce-resistant tenants including Big Lots, Harbor Freight Tools, Urban Air, Dollar Tree, and other thriving retailers. Military Plaza has a complimentary tenant base, is currently 100% occupied, and offers a combination of current cash flow stability and upside for future increases.

The property is strategically positioned along I-30, the main thoroughfare of Benton, boasting over 74,242 vehicles per day, while Military Road, experiences over 22,947 vehicles per day. Surrounding national retailers include Walmart Supercenter, Kroger, The Home Depot, Walgreens, McDonald’s, Taco Bell, Cinemark, O’Reilly, Baskin’ Robins, Aaron’s, and more.
